Your Tenancy Agreement

Your Tenancy Agreement outlines your role as a tenant in full. It is a legal contract between you and the council and so it must be understood.

It should include:

  • Your name and the council’s details
  • The type of tenancy you have
  • How long your tenancy lasts and what notice you must give if you want to move out
  • Who is allowed to live at the property
  • How much the rent is and what it covers
  • Who is responsible for repairs
  • Rules on things like smoking, pets, visitors

Your Neighbourhood Housing Officer will visit you within the first six weeks of your tenancy to check you have settled into your new home well and to discuss any support you may need to sustain your tenancy. 

Introductory tenants will receive a visit eight months after the commencement of tenancy date. If the visit is completed satisfactorily the tenancy becomes secure 12 months after the commencement of tenancy date.

If the introductory tenancy is not being conducted satisfactorily, the introductory tenancy may be extended for a further six months.

Your roles and responsibilities as a North Tyneside Council tenant:

  • Paying your rent and Council Tax on time
  • Paying your utility bills
  • Taking good care of the property
  • Following the terms of the Tenancy Agreement
  • Allowing the Council as your landlord access to carry out repairs and inspect the property when required
  • Ensuring that any visitors to the property treat it with respect
  • Reporting repairs as soon as they are needed

Pets

We understand the benefits owning a pet can have on our wellbeing. You may be permitted to keep a pet depending on the type of property you
have (check your Tenancy Agreement).

We promote responsible pet ownership to ensure pets can live together safely and happily within their home and neighbourhoods.

Tenants may be able to keep:

  • Cats or dogs
  • A small, caged bird (not a pigeon)
  • A small, caged animal
  • Fish in an aquarium
