Additional Requirements
- Room size calculations only include areas where the ceiling height is greater than 1.5m and only account for usable space.
- All rooms used for sleeping accommodation must have:
- Natural ventilation
- Natural lighting and an unobstructed outlook
- Space to accommodate:
- A bed
- A wardrobe (unless a built-in wardrobe or cupboard of adequate size is provided)
- A chest of drawers
- Room measurements refer to usable space and exclude areas occupied by en-suite facilities.
Additional information:
- The minimum bedroom size for 2 people sharing is set nationally at 10.22 m².
- For couples, the Council will undertake an HHSRS assessment for any room less than 11.0 m² to determine if the limited space presents a Category 1 or Category 2 hazard.
- For non-couples, an HHSRS assessment will be conducted for any room less than 13.0 m².
