Children in HMOs

When calculating amenities required within a House in Multiple Occupation (HMO), a child is counted as one person, regardless of their age.

A bed must be provided exclusively for the child within the bedroom. If the child is expected to share a room with a carer, the room must be large enough to accommodate this additional bed.

After the age of 24 months, it is expected that the child will have their own room within the HMO. This room must be appropriate for use by a child, considering the setup and composition of the other residents in the property.

There must be sufficient communal and recreational space within the HMO where children can play safely. This space should be appropriate given the expected composition and behaviour of other residents.

Where the HMO is likely to be occupied by children, the amenities must include a bath.
