Proactive prevention

The service will be proactive in its approach to the prevention of chargeable costs by:

  • Discussing repair responsibilities with new tenants at home visits, tenancy review visits, pre-termination visits, pre-transfer and mutual exchange visits.
  • Carrying out full pre-termination and mutual exchange inspections with the tenant present and reminding them both verbally and in writing on how to avoid charges.
  • Informing tenants when a repair is reported, if it is a chargeable repair and advise them of the cost.
  • Ensuring leaseholders are aware of their responsibilities and when they may incur a chargeable cost.  
  • Notifying tenants and leaseholders of any legal costs they may be liable for.
  • Evidencing discussions with tenants and leaseholders about chargeable costs (written and easy read).
  • Regularly reminding tenants and leaseholders of our chargeable processes in newsletters, websites, and any other form of correspondence.
