Overview

The Governments Decent Home Standard for Local Authorities and Registered Social Landlords sets out a series of targets to ensure that all social housing meets a standard of decency. After achieving this standard back in 2010, North Tyneside has continued to keep its housing stock decent through a mixture of high investment and innovative ways of working. The council has also worked closely with tenants to agree the quality and choice of fixtures and fittings installed in their homes.

Housing Investment

Cabinet approval has been obtained to deliver the HRA business plan which will see the following improvement works proposed for our housing stock during 2025/26, this will see another £26m invested in homes across the borough.

  • Kitchen and bathroom replacements to 655 properties
  • Heating upgrades to 879 properties
  • Roof replacements to 375 properties
  • External redecoration to 1,883 properties
  • Internal redecoration to 29 communal blocks
  • Structural wall tie replacements and pointing to 254 properties
  • Cavity wall insulation renewal to 254 properties
  • Fire Safety loft compartmentation works to 22 communal blocks
  • Door canopy renewals and bin store alterations to 50 properties

The Affordable Homes Programme was also launched in 2013 and to date has delivered over 2,400 new affordable homes, including 280 new Council homes.

Our ambition through the programme is to deliver a total of 5,000 new homes and has firm plans in place to deliver 4,000 by 2032. Our future plans will see circa £33m spent delivering new Council homes and working with Registered Providers and private developers to deliver homes across the borough.
